Understanding the Buyer Representation Agreement

What it is

A Buyer Representation Agreement (BRA) is a straightforward document that authorizes Williams Elite Realty to represent you in a home purchase. It clarifies our duties to you, how we advocate on your behalf, and how compensation is handled—everything in writing, up front.

Why it’s required now

Under new NAR policy, buyers must sign a Buyer Representation Agreement before we are permitted to schedule any in-person showings. We’ll discuss the agreement with you, answer questions, and make sure you’re comfortable before you sign.

Scope (Where it applies)

  • Can cover a single area, multiple counties, or the entire state of Kentucky.
  • We tailor the scope to where you’re actively shopping.

Term (How long it lasts)

  • Options include single-showing, short-term, or longer coverage while you search.
  • We’ll set dates that match your timeline.

Compensation (When fees are owed)

  • No commission or fee is owed unless you close on a property you viewed (unless you and your agent agree to different terms—any such terms will be written in the agreement).
  • If a seller contributes toward buyer-broker compensation, that can offset or fully satisfy your obligation at closing.
