USDA Rural Development Loans in Kentucky: 100% Financing for Laurel County Buyers
If you are buying a home in Laurel County or the surrounding area, one of the most powerful loan programs available may be one you have never heard of: the USDA Rural Development loan. It offers 100% financing—no down payment—and much of our region qualifies. Here is how it works.
What Is a USDA Loan?
The USDA Guaranteed Rural Housing loan is a government-backed mortgage designed to help low- to moderate-income buyers purchase homes in eligible rural and suburban areas. The big draws are zero down payment, a fixed 30-year rate, and often lower monthly costs than comparable programs.
Who and What Qualifies?
- Location: The property must be in a USDA-eligible area. Good news—most of Laurel County and the surrounding counties qualify. You can check any address on the USDA eligibility map.
- Income: Your total household income generally must not exceed 115% of the area median income, which varies by county and household size. Deductions for dependents and childcare can help you qualify.
- Primary residence: The home must be your owner-occupied primary residence.
USDA vs. Other Loan Options
USDA is one of several paths to homeownership. VA loans also offer zero down for veterans, FHA allows as little as 3.5% down, and Kentucky Housing Corporation provides down payment help. We break those down in Kentucky first-time homebuyer programs and KHC down payment assistance.
